Do you charge a travel fee?
Not inside the thirteen counties listed above. If an address sits outside that area, send it over and we will tell you plainly whether we can cover it and what it would cost, rather than adding a surcharge at the end.

Grand Traverse, Leelanau, Benzie, Manistee, Wexford, Missaukee, Kalkaska, Antrim, Charlevoix, Emmet, Cheboygan, Otsego and Crawford. The county directory above lists the communities in each.
How far ahead should I book?
It varies with the season and how busy the market is. Send the address and we will confirm current availability along with the price, rather than quoting a lead time that may not hold.
My address is not on your list. Can you still inspect it?
Very possibly. The list covers the communities we work in most often, not the limits of where we will drive. Send the address and we will give you a straight answer.
Can you inspect if I am buying from out of state?
Yes, and a good share of our clients are. You receive the same photo-documented same-day report and a call with your inspector to walk through it. We can also keep checking the property after closing.
Do you have offices in Petoskey, Charlevoix, Harbor Springs or Gaylord?
No. We are based in Traverse City and inspect across the region from there. Those towns have dedicated pages because the housing stock genuinely differs, not because there is a storefront in each one.
